MLS stands for Multiple Listing Service, and via their website, Realtor.ca, you have the opportunity to browse, for free, through all the listings across the whole country. Basically all real estate agents who are members of the Canadian Real Estate Association (CREA) input their listings onto MLS via their local real estate boards. Once on MLS all agents across the country have access to that information.
Also, as I said above, this information is made available on Realtor.ca too. This website has been designed for home buyers and sellers to look at listed properties across the country, not just the town in which you live now. So, if you currently live in Halifax and you want to browse through Oakville MLS real estate listings you can do so on Realtor.ca without having to sign up or pay a fee.
The only drawback, if you can call it this, is that the information which home buyers and sellers see on Realtor.ca is not particularly detailed. You’re shown a limited amount of information that will give you a summary of the property and its features with the idea being that you should contact your own realtor, or the listing realtor, for more information.
The interesting thing is that the amount of information you’ll see varies according to the local real estate board. Here in Oakville, MLS real estate listings are actually quite detailed, showing room sizes within the home. Many other real estate boards don’t provide this detailed information, but we have the Oakville, Milton and District Real Estate Board to thank for that!
How to Make the Most of Realtor.ca
Over the years the Realtor.ca (formerly MLS.ca) website has seen some major improvements. One of the biggest leaps they made was when they introduced the interactive map search. This map tool is just great for looking at Oakville MLS real estate listings because you can zoom in on a particular neighbourhood, or even all the way down to a street, to see the homes listed there. A red dot signifies the location of a home and when you mouse over it you’ll see a box with the house details in it. From that box you can click to see the full details of the listing if you’re interested.
In conjunction with the map tool you can still input detailed search criteria. You can choose the type of property you’re looking for, whether it’s residential, condo, agricultural or land, then narrow that down further with the specific building type, such as house, townhouse, apartment. This can be even further narrowed down according to whether you want a detached house, semi-detached, attached or link. Obviously you can set the price range you want to consider, plus number of bedrooms and bathrooms, and other special features you desire, like a view, swimming pool, waterfront, or acreage.
